According to CBRE and FICCI's 2026 "Flex-plosion" report, India's flexible workspace sector has already crossed 100 million sq. ft. of operational stock and is on track to reach roughly 125 million sq. ft. by March 2027 — nearly tripling in size since 2020.

Who is Driving the Demand?

While freelancers and startups were the early adopters of coworking, the current boom is being driven by large enterprises and Global Capability Centers (GCCs) — the India-based technology and operations hubs that multinational companies set up to run engineering, finance, and support functions.

  • GCCs lead the enterprise wave: CBRE research puts GCCs at close to half of all enterprise flex-space seat take-up over 2026–2027, with average annual enterprise uptake forecast at roughly 200,000 seats a year — up about 25% on current levels.
  • The Hybrid Mandate: As more companies adopt flexible working policies, enterprises are increasingly moving toward "hub-and-spoke" models — a smaller central HQ, with on-demand access to localized workspaces for distributed teams.
