Kochi's Tech Corridor Is Fueling a Coworking Boom — And Kozhikode Is Next

Infopark and Kakkanad turned Kochi into a coworking hotspot. Now Kozhikode is emerging as Kerala's next frontier for flexible workspace.

Kerala's Workspace Map Is Being Redrawn

For years, Kerala's tech story was really Kochi's story. Infopark and Kakkanad grew into the state's two biggest tech anchors, pulling in IT services firms, product startups, and increasingly, GCC teams looking for talent outside the traditional metros. That growth built a genuine coworking market around it — but it's no longer confined to Kochi alone.

Why Kochi Became a Coworking Hub

Three things converged to make Kochi Kerala's coworking center of gravity:

  • A real tech base. Infopark and Kakkanad gave the city an anchor tenant base of IT and product companies, not just a handful of freelancers.
  • Reverse migration. As hybrid and remote work took hold, professionals who'd moved to Bengaluru or Chennai for work started moving back to Kerala — bringing metro-city jobs and metro-city expectations for workspace with them.
  • A maturing coworking scene. Kochi's operators have moved beyond generic shared desks toward community- and mentorship-driven spaces that connect startups with local founders and investors — coworking as an ecosystem, not just real estate.

Typical coworking seats in the city run roughly ₹4,000–₹11,000 a month, positioned as a 40–70% saving against a traditional leased office — a pricing gap that's done a lot of the work in convincing small teams and solo professionals to go flexible instead of fixed.

Why Kozhikode Is Next

Kozhikode (Calicut) is following a similar path a few years behind, and for similar reasons. It's increasingly cited as the next frontier for tech firms and creative agencies looking for Kochi-level talent at Kozhikode-level cost — plus a wave of professionals from the city and its surrounding districts who left for metro jobs and are now working remotely from home.

That combination — new-to-remote professionals, small distributed teams, and a handful of tech and creative businesses testing the market — is a very different demand profile from Kochi's. It's smaller, more scattered, and far less likely to fill a dedicated coworking floor on day one. It's exactly the kind of demand that a network of verified cafés and flexible day-pass spaces is built to absorb, well before the city has enough scale to support a large, dedicated coworking operator on every block.

What This Means If You Work — or Run a Venue — in Kerala

For professionals, it means you no longer have to choose between working from home and committing to a fixed monthly coworking membership you might only need three days a week. A verified café or on-demand meeting room, booked by the hour or the day, fills the gap in between.

For café owners and small coworking operators in both cities, it means the customer base is bigger than it looks from behind the counter. The professional ordering a coffee at 11 AM and staying until 4 PM isn't an edge case anymore — in a market growing this fast, they're the leading edge of where Kerala's workspace demand is actually headed. Platforms like OFFEE exist to connect that demand to your space, without requiring you to become a coworking brand to capture it.
